Compliance & Risk

Every property carries obligations, whether set by law, a lease or contract, an insurance policy or a loan agreement. We establish what those obligations are, who is responsible for each one and whether they're being met, so gaps are closed and risk is managed before it becomes a liability.

Our approach

Our purpose is to help owners stay on top of their obligations. We add value by bringing overlapping requirements into one clear picture of who is responsible for what, what's outstanding and what needs attention first. We build trust through thorough records, honest reporting on gaps and a firm but fair approach with tenants and contractors. Much compliance work is highly specialist, and some of it can only be carried out by accredited or licensed assessors. We've built a trusted network of specialists we know and have worked with, and we bring them in when a project needs them. We scope the brief, manage the specialists, check the quality of their work and translate the findings into clear property advice. Statutory compliance reviews

We review what certificates, assessments and test records exist for each property, whether they're in date and whether recommended actions have been completed. The result is a clear, prioritised picture of where records are complete and where attention is needed.

Lease and contract compliance

Leases, contracts, insurance policies and loan agreements each place obligations on different parties, and the lines between them are often unclear. We map who is responsible for what under each document, then check the evidence that obligations are being met. Where something is missing, we raise it early and follow it through.

Health and safety compliance

Statutory compliance protects people, and it protects owners. We coordinate the specialist surveys and testing that underpin it, including fire risk assessments, asbestos, Legionella, electrical installation condition reports, gas safety and building safety. We then track, evidence and chase every requirement across landlord and tenant responsibilities. Where compliance has fallen behind, we prioritise the backlog and enforce tenant obligations, giving owners, boards and stakeholders clear assurance that nothing is being missed.

Fire safety

We coordinate fire risk assessments through qualified assessors, track review dates and follow recommended actions through to completion.

Asbestos

We make sure asbestos surveys and registers are in place and available, and arrange further surveys through specialists ahead of refurbishment or demolition.

Water hygiene

We arrange water hygiene risk assessments through qualified specialists and check that recommended monitoring and remedial actions are recorded and completed.

Electrical safety

We coordinate electrical installation testing and related checks through qualified contractors, track due dates and follow up remedial work to completion.

Gas safety

We arrange gas safety inspections and servicing through Gas Safe registered engineers, and check that records are in place for both landlord and tenant installations.

Lifts and lifting equipment

We coordinate thorough examinations and maintenance of lifts and lifting equipment through competent inspectors and contractors, and track reports and remedial actions.

Contractor management

Before work starts, we check that contractors have the appropriate insurance, competence, risk assessments and method statements in place. During works, we monitor progress and make sure defects are put right.

Property inspections and covenant compliance

A plan only works if it's followed. We inspect let property at least annually to check both landlord and tenant are meeting their repairing, decorating, user and compliance obligations under the lease. Vacant buildings are inspected more frequently for security, compliance and intruder resilience. Where a tenant is in breach, we document it, advise on the options and, on your instruction, pursue remedy, including quantifying damages and supporting legal action where needed.

Vacant property management

An empty building is a risk as well as an asset. We keep vacant property safe, secure and compliant through routine inspections, security checks, utility monitoring, insurance compliance, key holding, contractor access and coordination of essential works. That protects its value and keeps it ready while you decide whether to re-let, sell or redevelop.

Access appraisals

We assess how well a building works for disabled people and whether it meets legal and regulatory requirements. We identify barriers and give practical, proportionate recommendations, either early in a project when changes cost least or as an audit of existing premises. Listed buildings

Where a property is listed, we flag proposed works that may need consent and check that relevant approvals are on file before work starts.

Planning

During inspections, we note where the current use or visible works may not match the planning position or lease user clause, and refer matters to the appropriate advisers.

Invasive plant species

We look out for Japanese knotweed, Himalayan balsam and other invasive species during inspections, and arrange specialist surveys and treatment where needed.

Risk registers

We build and maintain property risk registers recording each risk, its owner, the controls in place and the actions outstanding. Registers are reviewed regularly and feed into our reporting, giving boards and senior leaders a clear, current view.

Building reinstatement cost assessments

Under-insurance can be as damaging as the event itself. We assess the full cost of rebuilding a property, including demolition, site clearance, professional fees and any additional costs for listed or historic construction, so your sums insured reflect what it would actually take to reinstate the building. Assessments are reviewed periodically so cover keeps pace with rising build costs.

Compliance records and reporting

We hold certificates, assessments and actions for every property in our management database, track expiry dates and report clearly on status, overdue items and priority actions.
