Our approach
We start all instructions by understanding what your objectives are, what your asset needs, through technical and operational due diligence, before agreeing how it will be managed. From there we take on the day-to-day: rent and service charge administration, planned and reactive maintenance, capital works programming, policy and asset management planning, all shaped around whether your priority is income, capital preservation or a longer-term exit. Fees are calculated based on output and reflect the size and complexity of your portfolio, not a one-size-fits-all model.
How we onboard you
Whether it's a single property or a complex portfolio, we start with a simple conversation: what do you want to get out of this? We then review the key documents, including title and occupational leases, and map out the obligations and responsibilities of everyone involved: you as landlord, your tenants, and us. You'll receive a summary report setting out upcoming key dates, such as break options and electrical certificate renewals, along with a gap analysis of anything that needs picking up. Your property records and documents are then uploaded to our management database, so nothing relies on memory or a single inbox.

Strategic asset management plans (SAMPs)
A Strategic Asset Management Plan is a forward-looking plan for how land and property assets should support an organisation's or investor's long-term objectives. It looks beyond day-to-day property management and considers how each asset should perform over time. This includes future events such as lease expiries, rent reviews, break options, renewals, capital works, income changes and changing occupational requirements. A good plan identifies the risks and opportunities of individual assets, while also considering how each property interlinks with the wider estate or investment portfolio. It provides a clear basis for decisions around retention, investment, disposal, redevelopment, lease restructuring, occupation strategy and long-term value creation. SPG prepares Strategic Asset Management Plans that are practical, evidence-based and deliverable, helping clients understand their estate, anticipate future events and make informed decisions about property use, performance and change.
Landlord & tenant relationships
We support clear, professional and well-managed landlord and tenant relationships. We act as a trusted single point of contact for stakeholders, helping to maintain transparent communication, reliable follow-up and appropriate professional distance between parties. Our role is to keep matters moving, reduce misunderstanding and support positive working relationships while protecting the client's wider property interests.
Property records & administration
This refers to maintaining accurate property information, documents and administrative processes needed to manage a property effectively. SPG helps clients keep property records clear, organised and up to date, using industry-leading property management systems. This includes lease details, key dates, compliance documents, contacts, plans and wider estate information. Good administration gives advance warning of important events such as rent reviews, lease expiries, break options and compliance deadlines, so key property matters are planned for rather than reacted to.
Financial and treasury functions
This refers to the administration and handling of cash and banking activities. SPG supports the professional and timely management of property-related financial administration. This includes collecting rent, service charges, insurance premiums and other sums due, checking and processing outgoing payments, and aligning income and expenditure with client budget codes. All client monies are managed through appropriate client account arrangements, with clear statements, regular reporting and transparent financial records.
Service charge administration
These are fees paid by tenants or leaseholders to cover the cost of maintaining and manging shared parts and services of a property. SPG supports the preparation, management and reconciliation of service charges in a clear, professional and transparent manner. This includes budgeting, apportionment, expenditure monitoring, year-end reconciliation and communication with occupiers. We also support energy bureau services, helping clients improve cost control, transparency and sustainability performance across their property assets.
Property inspections
We inspect property for landlords, tenants and owner-occupiers, whether as routine good practice, during fit-outs and other project works, or when you're assessing a prospective acquisition or letting. Every report follows the same clear format, covering condition, occupation, risk, progress and recommended next steps, so you can compare over time and act with confidence.
Compliance and risk management
We manage statutory compliance across your estate, including health and safety, fire risk, electrical and gas safety, asbestos and wider regulatory obligations. Every requirement is tracked, evidenced and diarised, giving owners, boards and stakeholders assurance that nothing is being missed and a clear record if anyone asks.
Vacant property management
An empty building is a risk as well as an asset. We keep vacant property safe, secure and compliant through routine inspections, security checks, utility monitoring, insurance compliance, key holding, contractor access and coordination of essential works. That protects its value and keeps it ready while you decide whether to re-let, sell or redevelop.
Performance reporting and monitoring
Our reporting is tailored to each client and built around a dashboard summary covering portfolio performance, key risks, upcoming dates, financial position, compliance, occupancy and priority actions. An executive summary highlights what matters most, with supporting evidence in appendices where needed. You get the headline view quickly, backed by records you can rely on.
